Priced per unit from its size (bedrooms and square feet), ceiling height, condition and scope — walls, ceilings, trim, make-ready cleaning — plus any repairs from a fixed repair menu. Labor comes from published construction labor rates and our crews’ job records; paint and parts at contractor prices. The firm price is confirmed on site before work starts; hidden damage is priced with you before we go further. Examples today: 1 bed / 1 bath $1,414 ($1,366 by ACH); 2 bed / 1 bath $1,862 ($1,799 by ACH); 3 bed / 2 bath $2,320 ($2,242 by ACH).
